Job Description
Working as a team with other building staff, the Unit Maintenance Assistant Manager will help support and maintain a stable living environment for residents of Ted Kuhn Towers. This team is responsible for the overall maintenance of the two buildings, as well as managing and assisting contractors, work service requests and keeping all files and data bases up to date.
  • Performs routine repairs and maintenance of the residential units and the residential   premises.
  • Prepares vacant units for occupancy according to standards of maintenance policies and procedures.
  • Ensures that buildings and units maintenance work is conducted according to the requirements of warranties and guarantees and in timely manner.
  • Identifies and resolves residents issues related to unit maintenance or compliance with the tenancy and/or program agreement.
  • Arranges and schedules repairs by external contractors.
  • Requests quotes for repairs and service contracts as directed.
  • Performs move in and move out inspections in accordance to policies and procedures.
  • Performs annual inspections, responding to or processing resident enquiries and complaints and taking appropriate action; and identifies items to be included in the capital plan for replacement.
  • Maintains an adequate supply of materials and supplies for the required maintenance and repairs.
  • Performs repairs and maintenance on building components as directed.
  • Answers and determines emergency calls and notifies appropriate authorities and/or contractors as approved.
  • Responds to resident enquiries, complaints, emergencies, provides information and/or clarification as required and takes appropriate action at all times during the work week.
  • Performs minor electrical, plumbing, painting and carpentry maintenance and emergency repair, such as repairing/changing plumbing fixtures, drywall repair, changing fuses, resetting thermostats, snaking drains and replacing hardware, resetting Mesh systems and monitoring panels.
  • Performs various inspections on a regular basis i.e. boiler rooms, fire alarm logs, security systems, emergency generators, monitoring panels etc. Reports irregularities to the Senior Manager as directed.
  • Identifies minor deviations in the performance of routine work specifications (e.g. painting services, pesticides applications, etc.), and reports to the Senior Manager for remedial action. Identifies and reports major deviations in contract performance on non-routine items to the Senior Manager.
  • Arranges for Contractors to view site, enter units when necessary, and ensures that maintenance projects are co-ordinated with site operations.
  • Carries out authorized removal of abandoned personal effects from a resident’s premises providing inventory in conjunction with a management representative, including pictures are taken of all belongings in the unit and uploaded to file.
  • Maintain exterior of the buildings and surrounds clean and free of debris.
  • Conducts arranged unit viewing for prospective residents.
  • Maintains work order logs, tenant and other files, inventory card logs, maintains on line records and documentation.
  • Performs data input of maintenance activities into the Ameresco software program
  • On a rotation basis carries the on call phone and follows the on call protocol.
  • Develop and implement constructive and effective relationship with community stakeholders.
  • Conducts risk assessment and accident/incident investigations and take appropriate actions.
  • Assists in developing and implementation of safe procedures.
  • Depending on the resident population, may be required to exercise interpersonal and conflict resolution skills when dealing with vulnerable residents with complex health and social issues.
  • Represents Options Community Services in a professional and competent manner in meetings with community stakeholders.
  • Adheres to the policies and standards of Options Community Services (OCS) as established in policy and program manuals, Health and Safety Guidelines, job descriptions, written memos, and verbal agreements.
  • Works closely with the Senior Manager to ensure compliance with the Residential Tenancy Act.
  • Other related duties as directed by the Senior Manager.
Education, Training, and Experience
  • Certificate in a related building maintenance field.
  • WHMIS Certificate.
  • First Aid Certificate.
  • Seven (7) years recent related experience required, or an equivalent combination of education, training and experience.
Job Skills and Abilities:
  • Working knowledge and skill in various maintenance professions including, but not limited to: plumbing, painting, electric, carpentry, HVAC etc.
  • Strong ability to interact with difficult people under stressful situations.
  • Good problem solving abilities.
  • Ability to remain calm under high stress situations.
  • Maintain knowledge and understanding of OCS policies and procedures, various types of Federal, Provincial and Municipal housing programs and strategies.
  • Have a strong working knowledge of social issues impacting the delivery of housing, health and social services programs.

COMPENSATION:                               $29.62/hour
